By always treating both our landlords and our tenants as clients we create trust and a shared sense of responsibility. As a direct consequence of this, we achieve profound results. Vacant periods between tenancies are kept to a minimum, the condition of the landlord's property and the income it generates is protected, buy-to-let investors achieve the best return on assets - and no less importantly - our tenants have both a sense of surety and a desire to make the property their home.

Our three services are:

INTRODUCTION SERVICE

Provide advice on an appropriate rental value for the property and market it at that price

Take and retain property photographs for marketing and advertise on all major letting portals

Provide advice on compliance with safety and other regulations

We accompany all prospective tenants during viewings

Ensure tenants pass referencing and credit history checks

Assist the negotiation of the terms of the tenancy agreement (where necessary)

We prepare an assured short hold tenancy agreement (where required)

Collect a four or six week security deposit and the first calendar month's rent

Remit the first month's rent (net commission) within 10 working days accompanied by a statement of account

Facilitate the establishment of a Standing Order mandate for the future rent payments

Arrange tenancy extensions (where required)


RENT COLLECTION & TENANT DEPOSIT PROTECTION SCHEME SERVICE

In addition to the above:

We will ensure receipt of the full agreed monthly rent and forward it (net commission) within 10 working days

Prepare and submit monthly statements of account

Arrange for the Schedule of Condition report and Inventory (where requested)

Conduct the first day of tenancy check-in process

Ensure registration of the tenant's deposit with a UK Government recognised deposit protection scheme


FULL PROPERTY MANAGEMENT SERVICE

In addition to the above:

We will inspect the property at least four times during the tenancy (at check-in, quarterly and at check-out)

Carry out additional 'ad-hoc' inspections at your request

Manage the day to day responsibilities including all minor repairs, renewals and replacements of furniture, changes of tenancy and for commissioning any cleaning and/or repair works arising from the check-out report

Either arrange renewal of the agreement or for the tenant to check-out and to re-let the property (as required) with minimal/no void period

Take all reasonable steps to inform the Local Authority and utilities companies of changes in the occupation of the property
